Downcycles don’t weaken strong hotel assets. They expose weak ones.
Market pressure rarely creates weak hotel performance. It reveals where the fundamentals were already fragile.

Downcycles tend to be discussed as if they cause underperformance. In practice, they more often disclose it. The hotels that struggle most when demand softens are usually the ones whose commercial fundamentals were already thin during the expansion.
In a strong market, almost any positioning works. Distribution inefficiencies are absorbed by volume. Pricing discipline is rewarded modestly, and the cost of indiscipline is hidden by a rising tide. Owners can be forgiven for assuming the platform is sound.
When the market turns, the picture clarifies quickly. Properties with a clear position, a tight channel mix and a defined guest hold their ADR. Those without give it away. The gap, often invisible at the peak, becomes the dominant variable.
There is a useful question for owners to ask, ideally before they need to: if our top-line softened by ten or fifteen percent over the next four quarters, which parts of our commercial structure would prove to be load-bearing, and which would prove to be decorative?
The answer to that question, honestly arrived at, is usually a better preparation for a downcycle than any forecast.
